Proposed rents and service charges 2024/25

The Government has reaffirmed that rents will be capped at the September Consumer Price Index (CPI) plus one percent. The September CPI was 6.7% therefore the proposed rent increase for the year April 2024 to March 2025 is 7.7%

Service charges are specific services provided by housing for:

  • sheltered and supported housing
  • heating and water charges in sheltered and supported housing
  • multi-storey flats communal charges
  • neighbourhood wardens charge

Service charges are calculated using the following formula:

  • The annual cost of the service divided by the number of properties receiving the service divided by the number of weeks. Following sharp increases in utility prices last year, where these are now falling the reductions have been passed on to tenants. Reserves have been used where available to minimise any increases.

Garage fees and charges will increase by 5%

Homeline charges will increase by 5%
