Use this form to report an issue with your private (rented or owned) home.
- If you rent privately, we may be able to help compel your landlord to have essential repairs completed. We can only intervene where appropriate however, and if you have already raised these issues with your landlord in writing unsuccessfully, you will need to upload proof of this on this form.
- If you rent from a Housing Association, then we may ultimately be able to intervene, but only if you have exhausted your Housing Association’s internal complaints process, which is usually comprised of a number of stages. You will need to upload proof of your exhaustion of their complaints process before we can intervene.
- If you are an owner occupier, then we may be able to advise you on the issues you are having with your home, and signpost you to agencies or organisations that may help. It will really help us to advise you properly if you are able to upload photographs of the issues you are having, and give as much detail as possible in the appropriate boxes.
- If you have concerns about the condition or use of someone else’s home; we can look into this. If you feel that someone’s living conditions threaten theirs or others health and wellbeing, please report it to us on this form. We cannot accept anonymous complaints, but your details will always be kept completely private.
We receive a large number of complaints of dampness and/or mould. Very few homes are in fact found to be suffering from physical defects which are causing dampness and most often we find that the issue is one of condensation. There is often little that can be done in the way of improvements or repairs to homes to mitigate simple condensation and we will not investigate a dampness or mould complaint until you have downloaded the following advice pack and verified that you have tried the suggested remedies within the Damp and Mould advice pack.
We also deal with complaints of other defects or disrepair such as a failed heating system, inadequate insulation, electrical issues, and many others. We only have powers to intervene where the defects or disrepair significantly increases the risk to safety or health. We cannot intervene in simple landlord/tenant matters such as defective white goods, poor decorative repair or other minor issues.
