Council House Repairs and Maintenance

The Council owns a housing stock of approx 11,000 homes and 3,500 garages for rent.

The housing stock includes a mix of bungalows, flats, maisonettes, Railway Village cottages, sheltered housing schemes and houses.

The Council’s Housing Department is responsible for the management and maintenance of the housing stock.

Most tenants tell us that the repairs service is most important. Therefore, we are continuously striving to provide an efficient and effective repairs service. We continually monitor the quality of repairs and assess our customers’ satisfaction with the work.

The repairs service includes:

• Day-to-day repairs
• Gas servicing/safety checks
• Lift maintenance
• Electrical testing
• External planned maintenance
• Internal decorations
• Welfare adaptations
• Emergency call-out service
• Warden call/TV aerial systems
• Vacant property repairs

The Council’s annual Housing Repair and Improvement Programme has been developed to work towards providing the benefits of the Decent Homes Standard for all tenants by 2008 and the Swindon Standard by 2016.

The programmes of work are prioritised to:

• Reduce the number of non-decent homes
• Prevent decent homes from becoming non-decent
• Meet our long term targets to maintain, modernise and increase the safety, security and energy efficiency of the housing stock
• Work towards improving the environment and achieving the Swindon Standard for the whole stock

We aim to provide the best possible, high quality services and have been awarded a number of best practice awards such as the Investor in People accreditation.
