Q: I don’t need Planning Permission; so do I need Building Regulation Approval?

Q: My solicitor needs proof that I didn’t require planning permission, what can I do?
A: In this instance, it is recommended that you apply for a Certificate of Lawful Development. This can be for development that has already taken place or for a new proposal. The administration fee payable varies according to a number of factors, so please telephone (01793) 466247 to ascertain the fee that applies to your application.

A: We require an accurate and up-to-date site location plan to ease identification of your site and surrounding streets. It ensures that we visit the correct location, notify the correct neighbours and avoid any unnecessary delays.
Q: I do not know where to start in making a planning application.
A: Why not speak to an expert? Come in to our offices between the hours of 09:00 and 16:30 Monday to Friday to see a Duty Officer free of charge, who will offer guidance on aspects of your proposal. No appointment necessary.
Q: How can I object to a planning application?
A: Objections will carry significantly more weight if made in writing. Please address the correspondence to the relevant case officer, and quoting the unique reference number. Please note that all letters received relating to an application are public documents and will be available to the public once the application has been determined.
Q: What is a valid objection?
A: Objections can only be considered on the grounds of material planning issues such as:
- Design, appearance and layout
- Government Guidance
- Highway safety
- Previous appeal decisions
- Noise disturbance and smell
- Effect on daylight and privacy
